Preview: commissioners to consider rezoning allowing 33-lot business park

SALISBURY — The Rowan County Board of Commissioners will consider a rezoning request during their meeting on Monday that would allow for a 33-lot business park in southwestern Rowan County.
The rezoning application was submitted by Sunwest Construction and asks for the property, located at the intersection of west N.C. Highway 152 and Wilkinson Road, to be rezoned from Rural Agricultural to Commercial, Business, Industrial with a Conditional District. There are also simultaneous requests from Sunwest Construction asking for a Special Non-Residential Intensity Allocation, allowing for the company to exceed the typically allowed built-upon area in the Coddle Creek Watershed, and a Planned Development Subdivision, allowing for 30 ft. setbacks in the park instead of 50 feet.
The rezoning, SNIA and PDS requests would allow for the construction of a 33-lot business park with lots ranging from one to 3.86 acres. The park would total approximately 60 acres. The project includes a 12 ft. wide left and right turn lane off of west N.C. Highway 152, approximately 41 acres of common open space and acquisition of 0.92 miles of new public road right of way.

The meeting is scheduled for 6 p.m. on Monday and will be held at the Rowan County Administration building located at 130 W. Innes St. in Salisbury. The other agenda items that will be discussed include:
- The commissioners will recognize retiring North Carolina Department of Transportation Engineer Pat Ivey, who worked with NCDOT Division 9, which includes Rowan County, for 24 years.
- The commissioners will hold a legislative hearing on an SNIA request from NMD Property that would allow for three buildings totaling 23,500 square feet to be built in the 1100 block of Shinn Farm Road. The SNIA was requested so that the owners could build facilities for indoor remote controlled car racing, warehousing or storage and recreational vehicle storage. The requested area totals 1.33 acres.
