(KNOX) – Grand Forks City Council approved the reconfigurations of lots for a business.
“This is the final time you will see the plat for Lawn King. Here we are on North Washington and 27th Avenue North. They are looking to just replat these lots here,” Grand Forks City Planner Hailey Grasser told the commission.
Grasser says that the owners will use the lots for an office and shop.
“Better fit around the English Coulee. Lawn King’s business will be situated on lot 1, lot 2,” Grasser says.
Lawn King is looking for the lot line between future Lots 1 and 2 be reconfigured to better accommodate the unique shape of the lots around the English Coulee.
The two lots within the plat are burdened with flood plain restrictions in some areas, which the owner and surveyor are working through to complete with the US Army Corps of Engineers.
“They are still working with their flood control and things like that,” says Grasser.
Lot 2 is being designed to allow for development to occur in a manner that meets the flood plain requirements.
The Corps’ approval process will ensure appropriate mitigations are in place or planned as part of the construction of this development.
The owner of Lawn King acquired this property in 2014 for the future development of his business office and equipment storage.
For the building to be approved through the site plan process, a plat will need to be approved and recorded, as well as a rezone.
The plan was previously approved by the Grand Forks Planning and Zoning Commission.
